Division Responsibilities (Primary) - Maintenance of City-Owned Buildings to include: Heating, Ventilation, Air Conditioning (HVAC), Plumbing, Carpentry, Locks/Keys, Electrical, Lighting, Elevators, Pumps, etc.
Expanded Division Responsibilities (Secondary) - Providing assistance with development of specifications for the renovation/remodel of existing City-Owned Buildings, organizing repairs through the use of private contractors when required, purchasing new and replacement equipment for building systems, obtaining bids for contracts for service.
Emergency Service (After Hours) - City employees should contact the Division Manager or Supervisor III at their designated numbers. Immediate after-hours service for a City-Owned Building can also be requested by calling the Fire & Police Non-Emergency Number at (325)673-8331.
Examples of Emergency Service - Conditions which threaten the building with immediate damage such as equipment malfunctions, loss of internal systems which include the loss of heating and air conditioning, damage to buildings such as broken windows, failure of locks to secure buildings, leaking plumbing, electrical malfunctions, etc.
Shop Work Schedule - Monday through Friday from 8:00 AM-4:30 PM. Work orders may be left on the recorded voice mail after hours by calling (325)676-6081.
Preventative Maintenance - Many internal system functions are routinely monitored by the automated work order system in the office, other systems are inspected as required by licensed contractors such as fire sprinklers, kitchen vent hood systems, elevators, boilers, etc.
Boiler Maintenance/Repairs - All work on natural gas-fired hot water boilers (there are 11 located in city-owned buildings) are performed by state-licensed boiler mechanics as required by the Texas Department of Licensing and Regulation. All City-Owned boilers have an annual maintenance check performed by a private licensed boiler contractor. These annual checks include such items as combustion analysis, regulator calibration, carbon-monoxide (CO) levels, burner flame adjustment, safety valve verifications, pressure switch tests, etc. Any welding repairs to a boiler must be done by a licensed contractor with a skilled welder who has passed a test to become a certified welder by the state of Texas for such required precision welding.
Boiler Inspections - The Texas Department of Licensing and Regulation requires that an inspection be performed by a licensed independent boiler inspector every 2 years. Certificates are issued by the state for such inspections. All deficiencies must be corrected before certificates are issued to the owner.
Elevator/Escalator Maintenance - The Facilities Maintenance Division does perform some routine preventative maintenance on elevators, but not significant repairs. An independent elevator repair contractor is used for most maintenance procedures.
Elevator/Escalator Inspections - All 10 elevators in 8 City-Owned buildings are inspected annually as required by the Texas Department of Licensing and Regulation. Every 5 years a comprehensive safety inspection must be performed by a contractor that includes testing the maximum load of the elevator by placing metal weights in the car that have been certified as accurate and making sure that the emergency brake mechanism functions correctly in an emergency at maximum carrying capacity. Cables and controls are also inspected and tested.
Street Lights - Are not maintained by the Facilities Maintenance Division - calls for service should be made to WTU/AEP at 1-888-216-3523.
Street Signs - Are not maintained by the Facilities Maintenance Division - calls for service should be made to the Sign Shop at (325) 676-6065.
Refuse Containers - Are not maintained by the Facilities Maintenance Division - calls for service should be made to the Solid Waste Division at (325) 676-6059.
Traffic Lights - Are not maintained by the Facilities Maintenance Division - calls for service should be made to the Signals Shop at (325) 676-6066.
Trees - Are not maintained by the Facilities Maintenance Division - calls for service involving tree limbs should be made as follows:
- extending past the City set-back should be made to the Street Division at (325) 676-6047.
- into power lines should be made to WTU/AEP at 1-877-373-4858.
- obstructing the view of a traffic control device should be made to the City Sign Shop at (325)676-6065.
